Albrechtshöfe
Albrechtstraße 72a, 12167 Berlin – Steglitz
The structure was designed ca. 1910 by the architect Hermann Buchholz and originally formed part of the former Albrechts-Park residential complex. Arranged in the shape of a U around a small residential road, it is now a landmarked area.
The building’s basement houses a commercial unit. The mezzanine and the three floors above it contain eight spacious apartments. The attic has not been converted.
In particular the winter gardens and the classic Wilhelmininan style of the apartments, several of which have parquet floors, possess an ambience one cannot but find pleasing, comfortable, and congenial. As all windows adjoin either the courtyard or the tranquil private road in front of the property, metropolitan street noise is kept out, creating a space of cosy domestic ambience, both for those owners who themselves reside at Albrechtstraße 72a and for tenants who make their home there. The well-designed, roomy apartments also lend themselves to a wide range of individual arrangement and furnishing concepts.
The planned modifications– including restoration of the rear facade, paint in the entrance area and stairwell, and the addition of balconies in the rear – will further enhance the property’s residential quality.

Location
Residents of Albrechtstraße enjoy the congenial atmosphere of a Kiez (authentic neighbourhood) in the heart of affluent Berlin-Steglitz, with shops, bakeries, and cafés all easily accessible. One highlight in the immediate vicinity is the attractive Markusplatz, with a small park and playground, directly accessible via a pedestrian passageway.
In addition, just five minutes on foot away we find the expansive Steglitz city park, with its beautiful gardens, recreational lawns, and numerous playgrounds. Just about another two kilometres further, around Steglitz Town Hall and Schloßstraße, the ambience is more urban and busy; here, a plethora of boutiques and shopping centres provide innumerable shopping possibilities. North of Albrechtstraße, a wide range of activities and experiences awaits at the Insulaner recreational park, with its own planetarium, outdoor swimming pool, toboggan track, and miniature golf course.
The neighbourhood also benefits from excellent transport connections: the bus stop, only 100 m away, connects Albrechtstraße with Stieglitz Town Hall and Schloßstraße, and the city centre is only minutes away via the nearby S-Bahn Station Südende. The city highway A 103 / Bundesstraße 1, only 2.5 km away, provides another direct route to Berlin’s centre.
