The reservation fee is a one-off payment of €1000 per unit. Please note that the accompanying request of a draft of the notarised sales contract may result in further solicitor’s fees. The solicitor’s fees for the draft are based on the value of the transaction (cf. no. 24100 KV of the German Act on the Fees for the Voluntary Jurisdiction of Courts and Solicitors (GNotKG)) and must be paid irrespective of whether a sales contract is concluded.
When making a payment, you can choose to pay via Appel Pay, Instant bank transfer, SEPA or credit card.
The reservation fee of €1000 per unit will be refunded in the case that a sales contract is successfully concluded.
Cash payments are not accepted for reservations. Our accepted on-site payment methods are debit or credit card payments and our accepted online payments are via Apple Pay, SEPA, instant bank transfer (“Sofortüberweisung”) or credit card.
Each flat is reserved for a total of 4 weeks after confirmation of your reservation.
Your reservation will immediately become valid once you have agreed to our conditions and received written confirmation.
An extension of the reservation period can only be agreed with us if the regular reservation time of 4 weeks is not enough due to the fault of third parties. We kindly ask for your understanding that we will grant only short extensions, as other prospective buyers are also interested in a purchase.
You cannot extend the reservation period by making a new reservation for the same unit. Individuals are also not permitted to make a reservation for the same unit at a later point in time.
Once you have successfully made your reservation, you will receive immediate confirmation of your reservation via e-mail. This e-mail will contain a summary of all of the details of your reservation. Our customer advisor will then contact you in person a few working days after you have made your reservation to discuss the next steps to be taken and any questions that you or we may have. We will immediately request the draft of the notarised sales contract for you and you will be sent this document directly by the solicitor.
There is no limitation to the number of flats you can reserve. You can use the online form to reserve one flat. If you want to reserve further flats or units at a different property, you will need to fill out the form again. To make this process easier, you can create a customer account on our website so that many of the mandatory fields are already filled out in advance.
It is possible to change your reservation to apply to a different available unit during the reservation period. Please, however, be aware that the end date of the initial reservation period will continue to apply.
In order to guarantee that your real estate purchase is processed as quickly as possible, you must request a draft of the notarised sales contract when you make your reservation. The earliest possible date for the solicitor’s appointment is 14 days after you have received the draft contract.
A total of two buyers can be specified on the form. Both of these buyers will be named in the notarised sales contract. If there are more than two potential buyers, we will have to prepare an individual reservation for you.
Our online reservation system can only be used for reservations of properties made by the potential buyer. Other forms of reservation are only possible based on personal arrangements.
We also require personal details such as your marital status or information regarding a matrimonial property regime in order to comply with our obligation to cooperate within the framework of the German Act on the Prevention of Money Laundering (GwG). Your purchase can only be successfully processed once you have provided these details. In accordance with Section 28 of the German Federal Data Protection Act (BDSG), the details recorded will only be collected, saved, amended and transmitted for the purpose of executing your order.
Even in the case of a confirmed reservation, the company is not legally obliged to sell the property to the individual who has made the reservation. The seller is free to decide whether and under which conditions the property will be sold and to which person it will be sold until the notarised sales contract has been signed.
You are not legally obliged to purchase the flat that you have reserved. Please note, however, that in the case of cancellation, your reservation fee will not be refunded and additional costs due to the request of the notarised draft of the sales contract may be incurred.
Please free to contact us if you do not want to reserve your property online. We will then send you a PDF form that you can either fill in directly on your computer or by hand. Once you have filled it in, you will need to send us the original copy of the form. You can also use this form to reserve a flat during a viewing. Please note that your reservation cannot be confirmed until we have received your payment of the reservation fee.
If you do not agree to the reservation conditions contained in the e-mail within 24 hours, the reservation cannot be completed and remains invalid. A reservation before purchase is only possible with the agreement of the conditions.
If you do not agree to the reservation conditions, a refund of the reservation fee (less the transaction fee of 25.25 €) will be arranged. For the refund we will use the same means of payment that you used for the original transaction, unless expressly agreed otherwise with you.
If you are still interested in the property and a reservation, please contact us as soon as possible so that we can check the continuation of the reservation process.
If you do not agree to the reservation conditions contained in the email within 24 hours, the reservation process will not be completed and will not be effective. Consent with our reservation conditions is a requirement for a reservation before purchase.
If you do not agree to the reservation conditions, the reservation fee will be refunded (with a deduction of the transaction fee of 25,25 €). Unless otherwise explicitly agreed with you, we will use the same payment method you used for the original transaction.
If you are still interested in the property and a reservation, please contact us as soon as possible so that we can review the continuation of the reservation process.
If a unit has already been reserved by another interested buyer, you can make a waiting list reservation. You will then be placed next on the list of interested buyers. If the first interested buyer does not purchase the property, you will be offered the chance to reserve it.
If you make a waiting list reservation for a flat, you will be placed next on the list of interested buyers. The fee for waiting list reservations is also €500 per unit. If the first interested buyer purchases the property, your reservation fee will be refunded. If the property is not sold to the first interested buyer, you will move to the top of the list and be offered the chance to purchase the property yourself. We will inform you as soon as an interested buyer cancels their reservation.
The duration of the reservation period is at least 3 weeks but may be extended depending on whether another interested buyer withdraws from their purchase. We will contact you in person to inform you about the precise duration of your reservation period once you have made your reservation.
You can cancel your reservation at any time up until your solicitor’s appointment. Please note, however, that in the case of cancellation, we will retain your reservation fee and further costs due to the request of the notarised draft of the sales contract may be incurred.
If you want to cancel your reservation, you must send us written notification of your cancellation (via e-mail or by post). Please feel free to also inform us about your cancellation in advance in person or via telephone.
